To qualify for the Home Empowered Grant, you must fit into at least ONE of the following (not all of them, just one):
1 - First Time Home Buyer (cannot have owned a home in the past 3 year)
2 - Single Parent
3 - Currently working, retired, or a volunteer for ONE of the following:

First responder (police officer, firefighter, public safety officer, paramedic, emergency medical technician (EMT) or similar.

Medical personnel (nurse, doctor, X-Ray technician, hospital administrator, or similar)

Civil servant in a Federal, state or local municipality

Chickasaw Grant Money For Kane County
This program offers a one-time grant of up to $3,000 to help with the down payment and/or closing costs to purchase or rate/term refinance a primary residence.
Required documentation must be sent to the Housing Counseling and Loan Services Department prior to closing being scheduled.

Rural Home Loans provide home financing with no-money down required. To use this program the home must be located in an areas that has been designated as "rural". The entire county of Kane qualifies for the USDA Rural Housing program.

Rural Housing imposes income limitations to qualify for this program but are based on the amount of people in the home.
Income limitations are fairly liberal so most people will likely qualify.
Utah Housing First Time Buyer Program
Buying your first home in Utah? The First Time Buyer is a great financing option. If you have owned a home in the last 3 years you can again qualify as a first time buyer.
Details for the First Time Buyer program:

No money down. Technically this program requires a 3.5% down payment. However, that 3.5% down as well as up to 2.5% of closing costs can be financed using a second loan. This means you can get into a home with no money down.

Most homes will qualify. You can buy a home up to $486,150. They can be a single family, twin, manufactured PUD or condo. Some restrictions apply for the manufactured, PUD and condo's, so just call us before making the offer.
What are the restrictions? There are several restrictions using the First Time Home Buyer program.

Income limits. If your income is too high, then you cannot use this program. Income limits are $121,200 for 1 or 2 people in the home or $141,400 for more than 3 or more people in the home.

Must have a 660 or better credit score.

Cannot have owned a home the past 3 years.
Exception for Single parents or displaced homemaker:
If you are a single parent or displaced homemaker, no previous home ownership restriction applies.
Utah Housing FHA Zero down is for those that have owned a home in the last 3 years or make to much money to qualify for the first time buyer program.
