The Utah Veteran Grant program offers grants for down payment and/or closing costs to who are, or who have, valiantly worked to protect our country’s national security.

Eligibility requirements for applicants:

  • Veteran that has separated within the last 5 years OR a Current member of the military (including Active Duty, Reserve and Guard)

  • Eligible for a VA Home Loan Certificate of Eligibility

  • A first-time homebuyer in Utah (owning a home in another state does not disqualify the applicant) 

  • Dual military/Veteran couples are only eligible for one grant



How much can you get?
$2,500


Mortgage requirements:
1 - All types of Mortgages are accepted (e.g. VA, FHA, Conventional-Traditional 30 year).
2 - The property must be a single-family dwelling including townhomes and condominiums
3 - You must have 3% down payment. Your grant can cover much of that down payment. For example. if you were buying a $250,000 home, you would need a total of $7,500 down.  This can be covered by your $2,500 and then grant providing you with $5,000.

Why do you need this if the VA program offers zero down financing?
Some may not qualify for VA financing.  Our grant can be used with most types of mortgage financing, not just VA.
Or you can still use the VA financing program but this will provide you with additional funds to lower your balance and lower your monthly payment.

 

Do you need to repay this grant?
No. once you have been awarded the grant through your home purchase, you never have to repay it.

The Utah Law Enforcement grant program offers grants for down payment and closing costs to first-time home buyers of modest means who are, or who have, valiantly worked to protect our country’s national security.

Eligibility requirements for applicants:
Full-time employment as law enforcement or correctional officer, as defined in Utah Code Section 53-13-103 or Section 53-13-104

How much can you get?
The grant is 3.5% of the purchase price with a maximum grant of $25,000.  

Mortgage requirements:
1 - All types of Mortgages are accepted (e.g. VA, FHA, Conventional-Traditional 30 year).
2 - The property must be a single-family dwelling including townhomes and condominiums

The Officer must be a first-time homebuyer defined as:

  • Not having had an ownership interest in a primary residence in the past 3 years.

  • A single parent who has at least one dependent child, regardless of previous homeownership interest.

  • Loss of spouse and party no longer occupies nor has an ownership interest in a previously owned home.

  • If relocating from out-of-state, the first-time homebuyer requirement is waived.
     

Do you need to repay this grant?
This grant is forgiven, (pro-rated) over a period of 5 years. 

Pro-rata portion of grant forgiven each year individual is employed in Utah as an Officer and occupies the home as their primary residence

An IRS-1099 form will be issued annually to each recipient, indicating the amount of the grant forgiven the previous year; the officer should discuss with a tax professional the potential effect on their taxes.

Home Empowered Grant

 

Provides up to 3.5% of the purchase price of the home.  This is a true grant that never needs repaid. 

Details of the Home Empowered Grant:

  • May be used for home purchase anywhere in Utah.

  • Must be an owner occupied home (no second homes or investment properties)

  • Home must be a single family home, town home, condo or a duplex

  • Manufactured homes on your own land are ok (No mobile homes in a park)

To qualify for the Home Empowered Grant, you must fit into at least ONE of the following (not all of them, just one):

 1 - First Time Home Buyer (cannot have owned a home in the past 3 year)

 

 2 - Single Parent

 

 3 - Currently working, retired, or a volunteer for ONE of the following:

  • First responder (police officer, firefighter, public safety officer, paramedic, emergency medical technician (EMT) or similar.

  • Educator (Teacher, Sunday school teacher, tutor, day care provider)

  • Medical personnel (nurse, doctor, X-Ray technician, hospital administrator, or similar)

  • Civil servant in a Federal, state or local municipality

 

 4 - Be at 140% of the AMI income index (I'll help you with this)
