Home Buyer Grants and No-Down Payment Programs For Weber County

WEBER County Grant
Weber County grant provides up to $5,000. 

Details for the Weber County Grant:

  • Cannot have owned a home in the last 3 years

  • Purchase a home located in Weber County (Except Ogden - Ogden has it's own grant)

  • Provide at least $2,000 of your own money toward the purchase.

  • Complete a housing counseling program (contact us for information on where to take those classes)

  • IMPORTANT - Must be approved PRIOR to making an offer on a home.

Ogden City Grant

Anyone buying within Ogden City boundaries can recieve up to $10,000 to purchase a primary residence.  
Ogden City grant provides up to $20,000 If you are a sworn officer of Ogden City Police officer or a full time Ogden Firefighter. 
If you are state-certified K-12 classroom teacher or administrator in schools which serve Ogden City students, or an Ogden City employee or new hire to Ogen City, you can receive up to $15,00.  

Details for the Ogden City Grant:

  • Purchase a home located with Ogden City limits.

  • Provide a minimum of $500 of your own fund towards the home purchase. 

  • This is 0% loan with no payments due but will need to be repaid once the home is sold, refinanced or you move out of the home. 

  • Available to anyone whether you are a first time buyer or not as long as you meet the remaining qualifications. 

 

 

Borrow Smart Grant for Weber County

Borrower smart grants of up to $2,500 

  • Can not have owned a home in the last 3 years.

  • 1-unit principal residence only

  • Can be 1 - 4 units, condo, PUD or manufactured home (not a mobile home)

  • Home-ownership education program required for first-time home-buyers (contact us for details)

  • Can be stacked with other grant programs 

Home Empowered Weber County Grant

Provides up to 3.5% of the purchase price of the home.  This is a true grant that never needs repaid. 

Details of the Home Empowered Grant:

  • May be used for home purchase anywhere in Weber County.

  • Must be an owner occupied home (no second homes or investment properties)

  • Home must be a single family home, town home, condo or a duplex

  • Manufactured homes on your own land are ok (No mobile homes in a park)

To qualify for the Home Empowered Grant, you must fit into at least ONE of the following (not all of them, just one):

 1 - First Time Home Buyer (cannot have owned a home in the past 3 year)

 

 2 - Single Parent

 

 3 - Currently working, retired, or a volunteer for ONE of the following:

  • First responder (police officer, firefighter, public safety officer, paramedic, emergency medical technician (EMT) or similar.

  • Educator (Teacher, Sunday school teacher, tutor, day care provider)

  • Medical personnel (nurse, doctor, X-Ray technician, hospital administrator, or similar)

  • Civil servant in a Federal, state or local municipality

 

 4 - Be at 140% of the AMI income index (I'll help you with this)

Chickasaw Grant Money For Weber County

This program offers a one-time grant of up to $3,000 to help with the down payment and/or closing costs to purchase or rate/term refinance a primary residence.

Required documentation must be sent to the Housing Counseling and Loan Services Department prior to closing being scheduled.

ELIGIBILITY

  • Must be a citizen of the Chickasaw Nation

  • Must be on the loan application

  • Must be approved for home loan

  • Primary residences only

  • Cannot own an investment property

  • If refinancing, loan cannot be a cash-out

 

Settlers Fund Grant Money For Weber County

Settlers Fund provides 3.5% of the purchase price of the home.  After 36 on-time payments the entire grant never needs repaid.

Details for the Settlers Fund:

  • May be used for home purchase anywhere in Weber County.

  • Must be an owner occupied home

  • Home must be a single family home, town home or condo

  • 620 or better credit score

Utah Housing First Time Buyer Program

Buying your first home in Utah? The First Time Buyer is a great financing option. If you have owned a home in the last 3 years you can again qualify as a first time buyer.

Details for the Utah Housing First Time Buyer program:

  • No money down. Technically this program requires a 3.5% down payment. However, that 3.5% down as well as up to 2.5% of closing costs can be financed using a second loan. This means you can get into a home with no money down.

  • Most homes will qualify. You can buy a home up to $758,450. They can be a single family, twin, manufactured PUD, condo or Duplex. Some restrictions apply for the manufactured, PUD and condo's, so just call us before making the offer.


What are the restrictions? There are several restrictions using the First Time Home Buyer program.

  • Income limits. If your income is too high, then you cannot use this program. Income limits are $127,650 for 1 or 2 people in the home or $148,950 for more than 3 or more people in the home.

  • Must have a 660 or better credit score.

  • No Home Ownership in the past 3 years.

Exception for Single parents or displaced homemaker: 

   If you are a single parent or displaced homemaker, no previous home ownership restriction applies.

Utah Housing FHA
Similar to the First Time Buyer program, the FHA prorgram is for those that have owned a home in the last 3 years or make to much money to qualify for the first time buyer program.

Details for the Home Again program:

No money down. Technically this program requires a 3.5% down payment. However, that 3.5% down as well as up to 2.5% of closing costs
can be financed using a second loan. This means you can get into a home with little or no money down.

What are the restrictions?

  • Income limits. If your income is too high, then you cannot use this program. Income limit is $141,400

  • Must have a 620 or better credit score.

  • You do NOT need to be a first time home buyer!

  • Most homes will qualify. You can buy a home up to $744,050 or $952,500 if a duplex They can be a single family, twin, manufactured PUD, condo or a duplex. Some restrictions apply for the manufactured, PUD and condo's so just call me before making the offer.

Conventional Zero Down

No money down. Technically this program requires a 3% down payment. However, that 3% down as well as up to 3% of closing costs
can be financed using a second loan. This means you can get into a home with no money down.

What are the restrictions?

  • Income limits. If your income is too high, then you cannot use this program. Income limit is $141,400

  • Must have a 700 or better credit score.

  • You do NOT need to be a first time home buyer!

  • Purchase price limit  is $726,200.

  • Homes can be a single family, twin, PUD or condo. Manufactured housing is not allowed on this program.

VA 

This no money down program is specifically for those that are serving or have served in the military.

Details of the VA program:

  • To qualify you must have served in the Army, Navy, Air Force, Marines, Coast Guard, National Guard or Public Health Service Actively

  • Served 90 Days Minimum or 181 Days During Peacetime Honorable Discharge General Discharge (under honorable conditions) 

  • Plan to use home for your Primary Residence

  • A spouse, widow or widower of one of the above may also qualify.

  • You do NOT need to be a first time home buyer!
